Spain offers two primary residency pathways for non-EU nationals: the investor visa (commonly referred to as the Spanish Golden Visa) for capital-based applicants, and the Non-Lucrative Visa (NLV) for those with sufficient passive or investment income who wish to reside in Spain without working locally.

The investor visa route grants a two-year initial residence permit, renewable in five-year increments, through qualifying investment in real estate, Spanish company shares, government bonds, or business projects of general interest. There is no minimum stay requirement under the investor visa.

Purchase of Spanish real estate with a minimum unencumbered value of €500,000. The property can be residential or commercial, and can consist of multiple properties.
